Hunting property has been the preferred investment medium for many of late. It is one of the fastest growing areas of wildlife real estate. It has been estimated that the need for hunting land will triple over the next few years because of keen interest in that sport. Already, many lands in rural America are now devoted to recreation instead of agriculture.

You will be counting on sound investment if you are able to cash in on the growing need for hunting land. You can buy a simple raw land and then convert into an impressive hunting land so you can buy one that already fits the purpose. No matter what, you are going to make sure that the land is suitable for wildlife.

First you will want to find out about the regulations in the area. Each area has its own zoning regulations. The authorities will be able to tell how much land you can use for hunting and ether hunting is permitted at all. There are certain types of game that you cannot hunt. You must find out if your land has this game, otherwise it will not be suitable for your patrons.

You will next want to determine the population of wildlife. Are they many enough to justify an investment? You can employ a wildlife expert to do the survey for you or you can simply get records for the region. One way you can do this on your own is to buy and place a Moultrie camera in the field. You will put a feeding set in front of the camera which will record the kind of animals that come to feed on it. This way you will be able to know which types of animals are in the forest and probably their number.

You will also want to know if the vegetation, ecology and the forest in general will be able to support the wildlife for the number of years that you want to own the land.

If you want to use your land for hunting, size is very important. The land must be virtually endless. The hunter should be able to go miles and miles without getting to the end of the property. It must be wide enough for a days hunting expedition.

The roads in between the hunting property must be well a well laid out one. It should be accessible during the hunting season and it should not be muddy and therefore impassable during the hunting season.

Trespassers can be a source of nuisance for the hunters. You may want to properly demarcate and protect your property from intruders. You do not want your guests to be embarrassed or inconvenienced by intruders.
Now you will have to see to the provision of residential properties on the land. Your hunters will need to find a place to loge before and after they do the hunting. You will want to put up a log home or a similar structure for them. There are regulations concerning what type of residential buildings you can put on recreational properties. You will have to know about them so you do not do something that may nit e allowed.

If you are looking forward to keeping your property for long, you may want to ensure that you put in practices that will make you get the maximum value of your land. One of the most important things that you may have to do is the conservation the land. You will have to employ a wildlife expert to check the population of the animals, their ecology and the general factors that may impact on the population of the animals. You may want to ensure that the wildlife is free from natural disasters such as flooding, bus fires and other negative incidents.

Buying hunting land can give you a lot of revenue. There aren’t much risks associated with this form of invent. Unlike stocks you do not need any external factors to give your property boost.

An orchard may be one of the investments that you would want to have. The beauty of the trees and the income potential of the real estate make many people want to go into that area. For most cases, you can be able to have lots of leisure from the plantation. With an ever increasing demand for wine, vineyard will hold the key to profitable agricultural land use.

For the vineyards to give you the best, you will need to put in certain practices to give you the best. You will have to pay attention the trees and be able to put in special practices.

If you have ever visited any orchard and took pleasure in the greenery, you will know that it takes some effort to get that beautiful natural look. For a vineyard to give you that magnificent, fresh green looking appearance you will have to devote a lot of time to it. In the first three years of the vineyard, you will have to pay attention to faming practices that will ensure that the plants stay healthy and have all the nutrients that they need.

One way that you can ensure that your trees grow health and strong is to prune them. Pruning involves the cutting of the excess branches of the trees so that the younger ones can grow and have more leaves for the growth of the plant.

If you have contracted out the management of your vineyard to an expert, then he will know how to go about the pruning professionally. If you are going to do it on your own, then you need to know about some basics. You will have to prune the tree according to the variety and age. Each type of tree will have a particular pruning. Again the age of the tree will determine the limit to which you can prune it.

During the first year of the tree, you should not do too much pruning else you may deprive the tree of essential leaves for photosynthesis. You may want to avoid pruning at all unless you may want to remove some dead wood.

You should occasionally remove broken branches from the plant. They can obstruct the plant or rot away to cause problems later.

You should control pests and rodents in the farm with approved insecticides. In spraying, you may want to use only environmentally friendly insecticides so that you do not endanger the ecosystem. You may want to seek advice from the agricultural department about how to go about this.

The fertility of the soil and its ability to sustain the plants is of utmost importance. You should put in practices that will ensure that all varieties have enough aeration, soil moisture and sunshine. For an orchard you may not have to apply too much fertilizer. It is advised that you apply organic manure in most cases and rather ensure that you put in practices that will let the soil retain or preserve its fertility. Many see orchard fruits as been organic products and would not be patronizing fruits from farm that is applying fertilizers.

During the first and second years of planting, you should take great care to control the soil moisture. You can achieve that by practicing mulching. Mulching will shade off the trees from the sun and help conserve soil moisture. You would want to do this in a way that the plants themselves are not blocked from the sunlight.

Irrigation is needed to get you the best yield. You should use quality sprinklers that will not have water moving out with so much force that they destroy the plants. Again, the lanes between the trees should be such that any runoff water is guided away without uprooting the new plants.

Investing in a fruit farm is something that will yield so much profit. As the owner you can use it for leisure or you can sell of the fruits for profit. Alternatively, the vineyard can be a place for tourist attraction. Many people are using the place for wedding receptions due to its sereneness and beautiful greenery.

Are you considering having a land survey done on your property? There are many survey related misconceptions that can steer you the wrong way. Here is the truth about 7 common surveying myths:

Land surveys aren’t necessary if you can find the survey stakes – If you find the survey stakes from a previous survey, all you know is that there was a previous surveyor who determined that this location was on the edge of the property. The land surveyor you hire can tell you if what you’ve found is really your property line; you may be surprised to learn that in many cases, what you think is a surveying monument may not be it at all. Plus, your findings won’t hold up in court, but a licensed land surveyor’s would.

It’s very rare for a neighbor to encroach over a property line – Don’t be so sure that you aren’t encroaching onto property that legally belongs to your neighbor, or that they aren’t technically on your property. Land surveyors see these types of issues all of the time. Hiring a land surveyor to mark the exact property line is a good investment in your property.

I can build my fence on the property line without a survey – Even when you’re sure you’re building only on your land, protect your investment by making sure that you know exactly where the property lines are. If it turns out that you have built onto a neighboring property, you may be forced to tear down your work. Think twice before building a fence right on the property line, even if you know right where it is. Can you maintain the other side without trespassing on your neighbor’s property? Will the footings encroach on their land?

The fence has to be my property line, it’s been there a hundred years – Fences, especially those built decades ago, are only an approximation of where the property line is or was thought to be. Even if that fence has been used for decades, that doesn’t automatically make it the property line.

All land has already been surveyed, it’s just a matter of finding the survey – Although you may be ale to find old maps created for tax purposes, in many cases the land you own may have never been surveyed. Even if you do find a previous survey from decades ago, it may not always help solve your issue or assist you in identifying the actual property lines on the ground, especially if the surveyor’s monuments are long gone.

I don’t need a second survey if the land was surveyed years ago – Land survey is an art, not an exact science. It is possible for two surveyors to obtain different results. Also, the measurements are made based on the evidence found; surveyors working at different points in time may not have the same evidence available. The new surveyor will have the benefit of the monuments set by the previous surveyor, if they are still in existence, as well as any records recorded after the previous survey. If the previous survey’s results are being questioned, it may be worth it to have another survey done.

Having a survey done is too expensive – Not having a survey done when you really need one can cost you thousands of dollars. Is it worth the risk? This professional service is well worth the cost.

You stand to save a lot of money if you buy foreclosed homes. Buying a foreclosed property might be the ideal solution if you are looking to purchase a home for the first time. You can find such foreclosed homes advertised by banks in their branches as well as in the local newspapers. But the best place to look for such properties would be to look for a foreclosed homes listing on the internet. These web sites are maintained by property dealers who specialize in foreclosed homes. These brokers offer their services for a fee. However, almost all foreclosed property brokers will allow a free trial run of their listings.

When you decide to buy foreclosed homes, all you need to do is search the web for an extensive foreclosed homes listing. Operating these web sites is very simple as you only need to enter the name of the locality and state in which you wish to purchase the property. The web site will bring forth all the foreclosed homes listed in that area along with their rates. In fact, in order to make your search more thorough, you can visit a number of such web sites and then pay for the services of the one which you find the best.

Once you hire the services of one of these brokers, they will help you to buy foreclosed homes that meet your requirements the best. They will give you access to their foreclosed homes listing from which you can identity a number of properties which suit your liking. These brokers will then help you in assessing the actual market value of these properties. This will ensure that you are actually saving money on the deal. This is because some times the banks do not offer a discount at all and instead sell the foreclosed properties at the market rate. In such a situation, it will be best for you to consider other options. Brokers will also help you in comparing the other properties in the area. In this manner you can ascertain that the price of the foreclosed property is less than the market value of similar properties.

Buying a holiday or retirement home or simply investing in Malta property is a proposition that has become even more attractive since Malta became a fully-fledged member of the European Union, thus shedding once and for all the legal and financial complications of the past.

Maltese and foreign-owned real estate agents have risen to the challenge and today offer a vast range of properties, from stylish apartments and homely maisonettes to seaside village houses and country bungalows.

The trendy towns of Sliema and St Julian’s are the liveliest spots on Malta’s beautiful coastline, but the not-so-young mostly favour the Mellieha and St Paul’s Bay areas. Only 28 per cent of foreign-owned homes are actually in “holiday areas,” and you may prefer to buy a traditional village property with a walled garden and a cool interior courtyard where the centrepiece is a pattering fountain.

Agents call these types of homes “houses of character,” and many have a distinct Mediterranean feel with their vaulted ceilings, tiled passageways, and archways. Prices are bound to vary according to selected areas and size of properties, but you can be assured of a fruitful investment. The popularity of Malta and Gozo with their virtually crime-free environment confirms the wisdom of such a move. Affordability and low maintenance rates are other advantages that have a bearing on house-buying in Malta.

The same goes for low living costs, juicy tax concessions, and almost everybody speaks English. You won’t find many places where it’s this easy to integrate into local society. Malta property prices aren’t bargain-based, but you’ll find some good deals…if you know where to look.

Malta has long been a favourite British retirement destination, but is now fast being discovered by other European and American home-seekers wishing to live in a sun-kissed outpost.

However, prior to investing in Malta property, you might consider renting property instead.

Whether you are planning on visiting Malta for a short, sharp holiday or intending on settling here for a number of years, the property rental market is amongst the most extensive and varied of any European country.

From farmhouses to villas and from apartments to bedsits you can rent or lease pretty much exactly what you want and where you want at prices which are, by most people’s standards, reasonable and affordable.

Those of you looking for a short stay may want to focus your attention on some of Malta’s more well troden areas like Sliema, Valletta, Qawra, St Julians or Mellieha. Most types of accommodation are available for rent in each of those areas although you would probably have trouble if you are looking for famhouses which generally tend to be, as their name suggests, more out in the countryside. If you do chose to rent further afield from these more travelled areas be aware that public transport can get a little tricky especially if you hit the less populated areas of Malta or Gozo.

If you are moving to Malta on a more permanent basis and prefer renting to buying then the island does really become your oyster. Assuming you will have transport of your own they you could look at houses of character in the small villages and towns as well as the more modern options available in the major towns.

Most properties available for rental are privately owned and, in some cases you will be able to deal with the owner direct. However, most estate agents have letting departments which will be only too happy to set you up with the ideal place for either a holiday or a home.

Red Sea property is one of the great investment opportunities of our age. This is because of a perfect storm of converging factors, which would be far less important on their own, but, viewed for their combined effect are massive:

These factors are the low price of Red Sea property compared to that of other similar areas, the fact that most of the region is protected, so space for development is limited, and the fact that the red Sea region of Egypt is one of the fastest growing tourism destinations in the world. This means that people can buy Red Sea property now, when the market is young, and watch prices and rental yields grow as demand continually outpaces supply of both rental and for sale properties.

Further factors are converging to make this a time sensitive opportunity: the credit crunch has massively reduced people’s spending power, and the strength of the Euro has made Eurozone destinations even more expensive to buy property and holiday.

Red Sea resorts bring forward the best opportunity. Resort development in the Red Sea area is a fairly new thing, and as a result buyers are currently being offered off plan opportunities. As with any off plan sale, especially in an emerging market like Egypt, these are currently being sold at a true discount to their market value — with the addition of the word true because of the current below market value opportunities that are simply below the 2007 market value.

This gives people the opportunity to buy into something that can only rise in value, and annual yields. Firstly it will rise in value when the resort is completed and ready for use, at which point the property will be worth its true market value because the risk is gone. Then it will continue to grow in value as development land runs out. Yields, which are always higher on resort properties let to holiday makers, will also grow as the number of tourists outgrows the number of hotel rooms.

Red Sea property is currently also seeing increased demand as a result of the levels of research today’s property buyer is conducting:

Because of the numbers of people who lost thousands of pounds buying overseas property for various reasons; today’s buyer is no longer buying on the strength of anyone’s word or the virtue of anyone’s character. They are not only researching on the internet, and making phone-calls but going to the country knocking on doors and visiting building sites. This level of research pretty much eradicates as much risk as possible, meaning that Red Sea property is no more risky than that of an established market to today’s buyer.

2010 is shaping up to be a very good year for the Egyptian property market, with a large number of agents reporting substantial increases in sales in the first part of January. Overseas property analysts had predicted that 2010 would be a good year, and that sales would start increasing rapidly from the middle of February. However, no one could have predicted the immediate flurry of sales for Egypt real estate, all of which bodes well for the market in 2010.

Analysts have of course, analysed the surge in activity and say it is because of one of two reasons, but more likely it is a combination of the two:

Some analysts believe Egyptian property market has seen such rapid sales because the credit crunch has reduced people’s buying power, with many people forced to buy with cash because they are unable to get credit, thus making Egypt real estate a favourite because of the low property prices in the country.

Others belief that the flurry of sales comes from the level of research being conducted by today’s overseas property buyer; they say that the sales being completed today are from those who concluded their research either just before, or during the Christmas break, who waited till after the break to snap up their carefully chosen properties. The truth is that neither is right or wrong, in reality it is likely a bit of both.

It is true that international credit markets are severely restricted compared to the boom times. Whereas in 2007 many — if not most — people could secure 100 or 200 thousand pound mortgages to buy a second home, with their first home as security, now, those lucky enough to be able to secure finance will be looking at receiving a considerably smaller amount.

Egyptian property offers some of the lowest prices and the best value for money in the world of overseas property — for those who know where to look. So of course it is going to become popular with those investors with an eye on value for money.

However, in 2007 Egypt was considered a high risk market, but with the level of research the current buyer is conducting risk can be minimised. Therefore no market is really high risk, and this is also undoubtedly playing its part in the current rush of property purchases.

If this strong start to the year continues, and there is nothing to suggest it won’t, then 2010 is indeed going to be a very good year for the overseas property industry. This is especially true for the short-haul low budget hot spots like Egypt, where natural infrastructure such as the beautiful Red Sea is a consistent attraction for millions of tourists worldwide.

Due to some false ideas that tax refunds are like free money, most of us have the challenging intention to spend them unwisely. If you are on the fence concerning the purpose of this unexpected money, this article might be very useful for you. There are a lot of ways on how to spend your tax refund but the best are the one’s you can get profit of in the closest future. Here are some money-smart suggestions you can use as possibility to solving your dilemma:

Pay down credit card debt.

Paying your cards off or at least making a down doesn’t seem at first as a pleasant necessity. But it might be really helpful in time of emergencies, being a fixed backup in case something goes wrong and you don’t have the cash. If you’ve paid, you would be able to use it afterwards without hassles.

Contribute to a college fund

It a very wise investment especially if you’ve got kids. In future they’ll probably apply to a college and the amount of money you save now could spare them from a buck of student loan debt later. This would be a very nice gift for your kids.

Those will not only have the power to improve you personality in the eyes of your board of directors, but also maximize your earnings.

Service your car

It is very common for people who own a car to forget “to maintain” them. A good decision would be finally changing the oil and tune-ups, checking the tires, for having them properly inflated which in a long run, by burning less gasoline, will save your money.

Increase you charitable donations or help other who are in need

There are so many people around the world who are looking for help. You’ll never know where the life will bring you, so if you now have the possibility to donate some extra money on charity – do it.

Tel Aviv is the capital and second largest city of Israel. With an estimated population of approximately 391,300, it is the most populated city in Gush Dan, a metropolitan area that accommodates over 3.15 million people. It is located on the Israeli Mediterranean coast and has a land area of 51.8 square kilometers. Tel Aviv is regulated by the Tel Aviv-Yafo municipality.

Founded in 1909 on the borders of the ancient port city of Jaffa, Tel Aviv witnessed rapid growth that soon outpaced the growth of Jaffa. In 1950, two years after the formation of the state of Israel, Jaffa and Tel Aviv were merged into a single municipality.

Tel Aviv contains more than 5,000 Bauhaus buildings. Due to this, it is popularly known as “the White City”. In July 2003, UNESCO’s World Heritage Committee declared “the White City” as a unique and historical architectural site.

Additionally, Tel Aviv is Israel’s commercial and economic capital. Due to this factor, real estate prices of Neve Tzedek properties are generally higher in comparison to the real estate prices of other cities in Israel. Real estate properties in Northern Tel Aviv are relatively expensive.

Factors that Affect the Prices of Tel Aviv Properties:

Just as any other commodity, real estate prices are affected by supply and demand. In Tel Aviv, the supply of new housing is quite low, as the city is already built up. Thus, the real estate prices are bound to increase.

The three major sources of new home supply in Tel Aviv are:

Replacing older low-style buildings with high residential towers

Constructing new buildings in open spaces

Relocation of the military installation (that is currently present in the heart of Tel Aviv) outside Tel Aviv, thereby leaving an adequate amount of area for the purpose of civil construction

Tel Aviv, classified as a beta+ world city, is the most expensive city in Israel and the 17th-most expensive city worldwide. Its urban area is considered to be the second-largest city economy in the Middle East. Also, it ranks 42nd on the list of global cities by Foreign Policy’s 2008 Global Cities Index.

Before you go to Turkey.

* Research on the world wide web about buying property in Turkey. There are many different websites available for you to browse through. Make notes of the average prices of property and any helpful hints and tips that the website gives you. At the same time as browsing the net, keep a notepad and list any questions that you can ask agents that you will meet up with.

* Only email an agent if their website looks good. I always say that a website says everything about the agent and if it is messy or not up to date, this probably reflects their daily working practices.

* When emailing the agent ask them for their company profile, their copy of the process for buying property in Turkey and some previous customer’s email addresses or telephone numbers. If they can not provide any of these three then stay away.

* If you are impressed with the agent so far then send an email asking for a telephone call at a certain time. This will help you to establish if the agent speaks good English and has good customer service skills. You will be amazed at how many do not!

* Only book a viewing trip with a particular agent if you have no intention of meeting with other agents. To meet with other agents whilst on a viewing trip with one agent is considered rude and can see you accused of trying to scam a free holiday. If you want to meet with more than one agent then book your own flights, accommodation and transfers, then make an appointment to meet up in resort.

Whilst in Turkey

* Take a camera and a notebook to make notes about the property you go and look at. Write down what you like about the property and what you don’t like. Distances to shops, bus routes, supermarkets etc. After looking at more than three properties this list will come in handy for a review when you want to make a decision.

* You will know when looking at a property if it is right for you. Don’t look at twenty more if you keep thinking about the second one you visited. Also looking at too many properties will result in information overload and possible making the wrong decision.

* The list of questions that you made on buying property in Turkey, whilst re-searching the Internet should be bought out. Put the agent on the spot and watch their reaction and answers.

Buying property in Turkey is a very good option to consider because of the prices and growth potential. Research before you buy and remember to take your time before purchasing.
